What are home measurement services?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How do floorplan services work?

During a home measurement or floorplan service, a certified appraiser takes measurements of your property with a measuring tool — either a tape measure or laser measuring device. As they walk the house, they observe the layout of the rooms and other features, like stairs, hallways, and fireplaces. They might sketch out the property. Then, the appraiser writes up a report and a more detailed floorplan showing the total area and the overall layout of the house. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When do I need a measurement service?

Disputing real estate taxes

Property tax records often reflect inaccurate area of a property because the values can come from various sources, and sometimes go unverified — meaning you may be paying for more space than you have! Unless an appraiser has recently executed a valuation on your property (after any updating that might have affected square footage), you'll need one to perform a measurement service before challenging your taxes. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a property

A measuring service can ensure that you're paid fair market value for your property. Square footage is one of the most important factors potential buyers consider when purchasing a house — but since these values are frequently estimated rather than properly measured, your home listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price of your property, but possibly even the amount of interested buyers. The only reliable method of using an accurate GLA when listing your home is to reference a previous appraisal or home measurement service completed by an appraiser (after any renovation that may have affected square footage).

For real estate professionals

To make certain that your client's property sells at a price that accurately reflects market value, we recommend requesting a measurement of the property. Your clients, and especially potential buyers, will appreciate your attentiveness, and you can be certain that the GLA on your client's listing is truly representative of their home. A floorplan can also be a great marketing tool to interest potential buyers since they can see the layout and characteristics of the property before and after a showing.
